Each property is considered individually. We agree the responsibilities, marketing package and commission arrangements before the campaign begins.

    We look at the listing, the seller, pricing, marketing needs and whether the collaboration makes sense.

  2. The seller approves the arrangement

    We confirm the appropriate written co-mandate structure and agree our responsibilities through our respective firms.

  3. I produce the agreed campaign

    Photography, video, digital presentation and campaign execution are handled through MIKES MEDIA HOUSE within the agreed scope.

  4. We work the property together

    You continue leading the seller relationship and sales process while I support the marketing, enquiry tracking and digital campaign.

  5. Commission is shared as agreed

    The agreed commission split is applied through our respective firms under the written collaboration terms.

Will I lose control of my seller relationship?

No. The purpose of the collaboration is not to replace you or take over your client. You remain actively involved in the seller relationship and sales process. The co-mandate, marketing responsibilities and commission structure are agreed upfront so everyone understands their role.

Is this just free photography?

No. The media forms part of a broader seller-approved co-mandate collaboration. The value is in combining professional property media, digital marketing and practitioner involvement rather than providing standalone free photography.

How is the commission split handled?

The commission split is agreed in advance between the practitioners and their respective firms and is subject to the specific co-mandate arrangement for that property.

Do I have to commit to multiple listings?

No. The easiest way to start is with one suitable property so we can assess whether the working relationship is a good fit before doing anything further.

Who handles the seller?

You can continue leading the seller relationship, communication, pricing discussions, viewings and negotiation, while I focus primarily on the agreed media and digital campaign, together with any additional practitioner support we agree on.

What happens if either of us introduces the buyer?

That depends on the commission-sharing arrangement agreed upfront for that specific co-mandate. The important point is that the structure is clear before the campaign begins.
